It’s very simple…

Many clients are very keen to keep their private business private. Whether that is for personal or financial reasons, sometimes it is essential that the world doesn’t know your business, especially when it comes to something like the sale or rental of your house. Perhaps you do not want your friends, family or neighbours to know that you intend to sell; perhaps you are unsure about selling and announcing it to the world before you have made the decision to market; perhaps you just want to test the market without actually going ‘live’ and signing binding agency agreements or perhaps you are in the public eye.

This is where Corniche Estates can help you as we have helped many clients in the past keep their anonymity.

We act as a consultancy and introduction service with no up-front fees or binding contracts. You register your property with us. We charge a small fee for property photography, floor plans and EPC’s (EPC’s are a legal requirement) however, clients are welcome to supply their own images/floor plans/EPC’s if they have them. We produce a basic brochure and then we consult our extensive database of clients and relocation list.

Your property is not advertised for the world to see, but introduced discreetly to suitable applicants and relocation agents nationally and internationally.

Wherever possible, viewings will always be accompanied by Audrey Campbell.

If we make an introduction which proceeds to exchange, our fee is 1%+ vat of the final sale price and we will act as your negotiating agent to successfully see the sale through to completion. Our fee for rental introduction is 10% of 12 month’s rent + associated rental fees and we will deal with the rental up to the point of check-in.

We will act as your discreet agent for a period of 10-12 weeks and if after this period we have been unable to introduce a suitable buyer/tenant, you will be advised on the best course of action, including the best agent to go live on the open market with.
